Homes for sale counts started off with a brief rise but the buyers started coming out from their winter rest and bought up homes at a quick pace leaving inventory levels close to 3,400. This is evident by the steady rise in sale pendings during the month. With an average days on market in February of 50, both recently listed homes as well as homes that have been on the market since before Christmas have been selling. It’s always nice to see homes that have been on the market for awhile go under contract. One trend this year is the median sale price of homes staying below $200,000. That will probably change as we head into spring, but it’s a sign that the first time home buyers are driving the market the first couple months of the year.
